That space shows up in the bathrooms. There is frequently room to separate a bath from a walk-in shower rather than compromising with one over the other, and often an en-suite as well that can be specified as a pure shower room.

Two bathrooms used at the same time is where a lot of otherwise good installations disappoint. A system sized for one shower will not run two.

An unvented cylinder of the right capacity, or a suitably sized combi, is the part of the specification nobody photographs and everybody notices. It belongs in the plan from the start.

Most of the later housing here has at least one, and they are the harder job. Small, frequently internal with no window, and ventilation decides whether the room stays pleasant or turns damp within a year.

An extractor on a run-on timer, ducted to an outside wall. Ducting into a loft void is not a substitute and it is still the commonest thing we find wrong in en-suites.

Wall-hung furniture

Suits this housing and looks right in it. The floor running underneath makes even a generous bathroom feel more open, and modern construction with regular walls makes it straightforward.

It needs a frame fixed back to something structural — in a stud wall, opening it up and adding noggins. Worth confirming that is priced into anything you are comparing, because it is the part most commonly left out.

The older core

Period property with thicker walls, ceilings that vary and floors that have settled. Fitted furniture scribed to the wall rather than sat against it, and useful unused height above a standard vanity that can be built up into.
