Plumtree is a very small village between Keyworth and Tollerton — a few hundred people, period property around the church, and a small number of substantial detached houses.
It is too small to support much on its own, so we cover it as part of the wider Rushcliffe area: Keyworth, Tollerton, Cotgrave, Edwalton and the villages between. From our showroom on Derby Road in Stapleford it is eleven miles, about twenty-six minutes.

The older houses here were not built with bathrooms in them. Every one is a conversion of something else — a box room, part of a bedroom, occasionally the end of a landing — which is why so few are a sensible shape and why standard furniture so often needs a filler panel at one end.
Fitted furniture is scribed to what the wall actually does. In a small room that matters twice over, because nothing is lost to dead space.
Where there is unused height above a standard vanity — common in these buildings — building up into it turns a basin unit into real storage.

In the period stock, bathrooms have been fitted into rooms that were something else, and the shapes are irregular. Furniture that can be scribed to an out-of-true wall is worth more here than any freestanding piece, which simply shows every gap.
In the substantial detached properties the question is usually not how to fit a bathroom in, but how to make two or three of them work together.
The practical answer is to specify them differently: a full bath in the family bathroom, a genuine shower room elsewhere, and the hot water system sized for both being used at once, which is where a lot of otherwise good installations fall down.

Ventilation
The priority in solid-walled property, and the thing most often skimped.
Extraction ducted properly to the outside on a run-on timer. Without it the moisture goes into the plaster and the paint lifts within two winters, usually on the wall furthest from the window. An extractor ducted into a loft void does nothing at all.
Consent
Where a property is listed — not uncommon in a village with a historic core — alterations affecting the fabric can need consent from Rushcliffe Borough Council, including a new extract vent through a visible elevation.
It rarely stops a bathroom. It regularly changes where the extraction can run, so it is worth establishing a specific property’s status before anything is ordered.

The larger detached houses
More regular rooms, straight walls, and generally enough floor area to separate the bath and the shower rather than compromising with one over the other. Wall-hung furniture suits these and needs a frame fixed back to something structural.
