Bathrooms Wilford

Wilford is two things at once — an old riverside village core with period property around the church and the green, and a much larger area of interwar and postwar suburban housing built around it.

The bathrooms in each are entirely different jobs, and we fit both from our showroom on Derby Road in Stapleford, seven miles west, about eighteen minutes.

Wilford has a period village centre beside the Trent, surrounded by interwar and postwar suburban housing, two quite different jobs within a short walk of each other.

In the old core the buildings are period, the rooms irregular and the services retrofitted. In the suburban housing the bathrooms are regular, upstairs, and frequently paired with a separate WC that can be combined into something far more usable.

A level-access wet room on a suspended timber floor needs a pre-formed sloped tray set down between the joists, giving a fall of around 1:50 to the drain.

It means cutting into the floor structure, so joist direction and span have to be checked first, and it is far simpler to do while a floor is up than to retrofit. On a solid floor the fall is formed in the screed instead.

Across to Derby Road in Stapleford. Wilford falls within Nottingham City Council, which matters if any structural work needs building control.

The village core

Period property, close to the Trent, with thick walls and rooms that were never intended to hold plumbing. Bathrooms here are conversions of something else — a box room, part of a bedroom — which is why so few are a sensible shape.

Fitted furniture follows walls that are not straight, rather than sitting against them with a filler strip covering the gap. And there is usually unused height above a standard vanity worth building into.

Two things specific to riverside property. Flood risk matters at ground level: moisture-resistant carcass board rather than standard chipboard for anything near the floor, which costs very little extra at ordering and matters a great deal if water reaches it. And ventilation in solid-walled property, ducted properly outside on a run-on timer, or the plaster takes the moisture and the paint lifts within two winters.

The suburban housing

Square bathrooms upstairs, part of the original build, regular walls and straightforward plumbing.

Where there is a separate WC next door — common in this stock — knocking the two together is usually the single best improvement available, and it is generally a stud wall rather than anything structural. It turns two cramped rooms into one that works.

The airing cupboard frequently backs onto the bathroom in these houses and takes a stretch of useful wall. Once the system is understood it can sometimes be reduced or moved, which changes what the room can hold.
