This is Gamston near West Bridgford, off the A52 — not Gamston near Retford, which is forty miles north and has an airfield.

The housing here is almost entirely late twentieth-century estate development: regular detached and semi-detached properties, consistent room proportions, straight walls and level floors. For bathrooms that makes life considerably easier than in the period housing elsewhere in the county.

Gamston is predominantly late-20th-century estate housing with regular layouts and consistent room proportions, which makes it some of the most predictable stock we work in.

Bathrooms tend to be adequate rather than generous, and frequently there is an en-suite as well. The best return is usually in re-planning rather than enlarging. A wall-hung vanity and WC free up visible floor, which makes a modest room read as bigger without moving a single wall.

A wall-hung WC or vanity hangs its whole load, plus the user’s, off the wall. On a stud partition that needs a proper support frame fixed back to the studs, not just noggins behind plasterboard.

Done properly it is rock solid and the floor underneath cleans in seconds. Done badly it works loose within a year.

Most houses here have both, and they need different thinking.

The family bathroom usually has enough floor area to separate the bath and the shower rather than compromising with one over the other. That is worth doing where the space allows — a shower over a bath is the arrangement everyone tolerates and nobody enjoys.

The en-suite is the harder job. Small, frequently internal with no window, and ventilation is what decides whether it stays pleasant or turns damp inside a year. An extractor on a run-on timer ducted to an outside wall. Ducted into a loft void it does nothing, and that is still the most common fault we find.

This is the housing wall-hung was designed for. Regular stud walls, modern plumbing, and the floor running underneath makes a standard-sized bathroom feel noticeably more open.

It needs a frame fixed back to something structural, which in a stud wall means opening it up and putting noggins in. Worth checking that is priced into anything you are comparing — it is the item most often left out of a cheap quote.
