Three miles from the showroom, which in practice means we can come and measure without it being an appointment weeks out — and in bathrooms, where nothing is ever quite the size it looks, that matters more than it sounds.

The lace-town terraces
Long Eaton grew on lace, and the Victorian and Edwardian housing built for it mostly has the bathroom added later over the rear outrigger. Long, narrow, one external wall, small window over the yard.
The layout that works in that shape is a run of fitted furniture along the longer wall — WC boxed into it, basin next, storage above — and the shower at the far end. It uses the length instead of trying to place a standard three-piece suite in a room that was never designed to hold one.
A fair number of these houses have already had a rear extension at some point, which sometimes moves the bathroom downstairs or changes its shape entirely. Those rooms are worth surveying before anything is specified, because no two of them came out the same way.

Long Eaton’s dense Victorian terraces have mostly been extended already, and the bathroom is often in that earlier addition, built decades ago to a standard that would not be accepted now.
Shallow foundations, cold solid walls and a floor that does not match the original house are all common. None of them prevents a good bathroom, and all of them are better established before a design than during a fit.
Where a previous extension has been built over, waste runs have a habit of going somewhere unexpected. Old lead or clay runs, redundant pipework and a floor that steps at the junction all turn up regularly.
We lift a board and look at survey rather than assume. It is a short job then and a costly surprise later.

Sawley, Wilsthorpe and the semis
Different job. Proper square bathrooms upstairs, part of the original build, warmer, and usually with room for a separate bath and shower.
These are where wall-hung furniture looks best — the floor running on underneath genuinely makes the room feel larger. It needs a frame fixed back to something structural, which in a stud wall means opening it up and putting noggins in. Worth confirming that is priced in anything you are comparing.

Traditional: Chiltern and Brecon. Chiltern Hunter Green and Brecon Marine Blue work well in the terraced bathrooms, where the window is small and the light is poor — a deeper colour under a white basin holds up, where a pale unit tends to look tired inside a year.
Modern: Levanto Graphite, Selter Slate and Bowland Metallic Slate at the darker end. Amaro White Gloss and Selter Lagoon Mist brighter. Pentland Shale in between, and the one that suits the widest range of these rooms.

Traditional Bathroom Furniture
Two things that come up constantly here. Gravity-fed systems. Plenty of the older Long Eaton housing still has the cold tank in the loft. Pressure at the shower head is then a function of how far it sits below that tank, which is why first-floor showers in two-storey terraces so often disappoint. The fix might be a pump, a different type of shower, or a change to the system — all cheaper decided at design stage. Ventilation in outrigger bathrooms. One external wall, small window, and the room furthest from the heating. Without extraction ducted properly outside, the moisture goes into the plaster and the paint lifts within two winters — usually on the wall opposite the window. An extractor vented into a loft void does not count, and we still come across them.
