The single most important item on the specification, and the one most often skimped.

Older cottages have solid external walls and small windows. Without extraction ducted properly to the outside on a run-on timer, the moisture goes into the plaster and the paint lifts within a couple of winters, usually on the wall furthest from the window. An extractor ducted into a loft void does not solve it, and it is still the commonest fault we come across.

Worth raising because it changes the specification. Properties close to the Trent can sit in a flood risk area, and for anything at ground level that means moisture-resistant carcass board rather than standard chipboard, and some thought about how easily the room could be dried out and made good.

Upstairs, none of it applies. It is a ground-floor consideration only, and it costs very little extra at the point of ordering.
