Bathrooms Cropwell Butler

Cropwell Butler is the smaller of the two Cropwells — a few hundred people, about a mile from Cropwell Bishop, and the two are confused constantly.

The housing is period brick and stone, farmhouses and cottages, with limited modern infill. We fit bathrooms across both villages and the Vale of Belvoir from our showroom on Derby Road in Stapleford, thirteen miles west, about twenty-nine minutes.

Bathrooms in farmhouse and cottage property

None of these buildings were designed with a bathroom in them. Every one is a conversion of something else — a box room, part of a bedroom, occasionally the end of a landing — which is why so few are a workable shape and why standard-sized furniture so often ends up with a filler panel at one end.

Fitted furniture is scribed to what the wall actually does. In brick and stone property where nothing is square, that is the difference between a joint that closes properly and a gap you look at every day.

Where a section of ceiling slopes under the roof, that area is unusable for anything standing but perfectly good for low storage or a vanity run built to the slope. Ceiling heights vary considerably room to room in this housing, so what works in one bedroom-turned-bathroom will not necessarily work in the one next door.

Cropwell Butler is small, with period brick and stone, farmhouses, irregular older layouts and lower ceilings in the oldest stock. Very little here is a standard-sized room.

That makes made-to-fit furniture the sensible approach rather than a style choice. A vanity run scribed into an alcove uses the space a modular unit would leave as a gap at one end.

Narrow lanes, tight gateways and old door openings limit what can physically be carried in. A one-piece shower tray or a large vanity unit may not make the turn on a cottage staircase.

We check the route in during the survey. It occasionally changes the specification, and it is far better known beforehand than discovered on delivery day.

Twenty-nine minutes to Derby Road, where all sixteen kitchen and bathroom ranges are on display.

What comes up most often here

Ventilation. Solid walls, small original windows, and effectively no natural air movement once modern glazing is in. Extraction ducted properly to the outside on a run-on timer, or the moisture goes into the plaster and the paint lifts within two winters — usually on the wall furthest from the window. An extractor ducted into a loft void does nothing at all.

Water supply. Much of the older property out here is still gravity-fed from a tank in the loft, which means pressure at the shower head depends on how far below that tank the shower sits. First-floor showers frequently underdeliver whatever is on the wall. Worth establishing before a shower is chosen — the answer might be a pump, a different type of shower, or a change to the system, and all three are considerably cheaper decided before the tiling.

Floor structure, if a cast-iron or freestanding bath is under consideration. Full of water and a person it is a serious point load, and older joists frequently want checking first. Not a reason to avoid one — a reason to find out before it is ordered.

Consent. Where a property is listed, alterations affecting the fabric can need approval from Rushcliffe Borough Council, including a new extract vent through a visible elevation. It rarely stops a bathroom; it regularly changes where the extraction runs.

The newer housing

Regular rooms, straight walls, straightforward plumbing. Wall-hung furniture suits these and looks right in them, with the floor running underneath making a modest room feel larger. It needs a frame fixed back to something structural — in a stud wall, opening it up and adding noggins.

Chiltern Hunter Green and Brecon Marine Blue hold their depth in rooms with one small window, where a pale finish tends to look tired inside a year.
