The Victorian and Edwardian terraces around the old town centre generally have the bathroom in a rear addition running down the plot, narrow, one external wall, a small window onto the yard.

A run of fitted furniture along the longer wall with the cistern concealed inside it suits that shape far better than a conventional three-piece layout, which leaves you edging round the bath.

The town is mostly Victorian and Edwardian terraces around the old centre, interwar semis on the outskirts, and postwar estate housing beyond.

In the terraces, the bathroom was added later over the rear outrigger — narrow, one external wall, a small window onto the yard, and the coldest room in the house because it was built on rather than built in. A run of fitted furniture down the longer wall with the WC boxed into it, and the shower at the far end, uses that shape properly. Trying to place a conventional three-piece suite in a room that narrow leaves you edging round the bath.

Much of this older stock is solid brick rather than cavity, so a bathroom on an external wall runs colder and shows condensation sooner. Insulated backer board behind the tiling is usually worth including — far cheaper done during the work than retrofitted.

In the interwar and postwar housing, bathrooms are squarer, upstairs and part of the original build. Where there is a separate WC next door — very common — knocking the two together is the single best improvement available, and it is generally a stud wall rather than anything structural.

One external wall, a small window, and the room furthest from the heating. Without extraction ducted properly to the outside on a run-on timer, the moisture goes into the plaster and the paint lifts within two winters, usually on the wall opposite the window.

An extractor ducted into a loft void is not a solution, and we still find them.
