Where a property is listed, alterations that affect the fabric can need consent from Rushcliffe Borough Council, and that includes things people do not expect, such as a new extract vent through a visible elevation. It rarely stops a bathroom. It regularly changes where the extraction runs, so it is worth establishing a specific property’s status before anything is ordered.

The village core is period brick with thick walls, modest window openings and rooms that follow no modern logic. Bathrooms here have almost always been retrofitted into a space that was something else.
The practical consequence is that the drainage is rarely where you would choose to put it. A layout that works with the existing soil stack will cost a fraction of one that relocates it, and in an old building relocating it is a real job rather than a line on a drawing.
Thick walls mean deep window reveals, which cut daylight more than the glass area suggests. A dark tile on every surface will close a room like that down completely.
Lighter surfaces on the walls with the colour carried in the furniture is the usual answer. It is also why finishes are worth seeing in person rather than choosing from a screen.

The newer housing
Regular rooms, straight walls, family bathroom plus en-suite in most cases. Wall-hung furniture suits these and looks right in them — the floor running underneath makes a modest room feel larger — and it needs a frame fixed back to something structural, which in a stud wall means opening it up for noggins.
The en-suites tend to be the harder problem: small, frequently internal with no window, and ventilation is what decides whether they stay pleasant. Extractor on a run-on timer ducted to an outside wall.

Water supply in the older properties. Some of the older housing here is still gravity-fed from a tank in the loft, and pressure at the shower head is then a function of how far it sits below that tank. First-floor showers in two-storey houses often underdeliver as a result. Worth establishing early, because the answer — a pump, a different type of shower, or a change to the system — is much cheaper decided before tiling than after.
