Bathrooms Shelford, Nottinghamshire

The Trent-side village between Radcliffe on Trent and Gunthorpe — not the Shelfords near Cambridge, which come up first in most searches.

It is a small village of a few hundred people, mostly period brick and stone cottages with a modest amount of later infill. We cover it alongside Radcliffe, Gunthorpe, Burton Joyce and East Bridgford, from our showroom on Derby Road in Stapleford, twelve miles west.

Cottage bathrooms

None of this housing was built with a bathroom in it. Every one is a conversion — a box room, part of a bedroom, the end of a landing — which is why so few are a sensible shape and why standard furniture so rarely fits without a filler panel at one end.

Fitted furniture is scribed to what the wall actually does. In a small room that matters twice over, because nothing is lost to dead space.

Where a section of ceiling slopes under the roof, that area is unusable for anything standing but perfectly good for low storage or a vanity run built to the slope.

Shelford is period brick and stone cottages with a small amount of later infill — three hundred people beside the river.

The cottages have small rooms, low ceilings and bathrooms that were inserted long after the buildings went up. Where the plumbing currently runs is usually a matter of what was convenient at the time, and re-planning around it is most of the work.

Riverside property can run damper than average, which argues for porcelain rather than natural stone underfoot, and for a proper tanking membrane behind tiling rather than tiles fixed to plasterboard.

Ventilation matters more here than in a drier building, because the starting point is already wetter. Ducted outside, short run, run-on timer.

Solid walls, small windows, and effectively no natural air movement once modern glazing is in.

Extraction ducted properly to the outside on a run-on timer. Without it the moisture goes into the plaster and the paint lifts within two winters, usually on the wall furthest from the window. An extractor ducted into a loft void does not solve it and is still the commonest fault we come across.

Properties close to the Trent can sit in a flood risk area. For anything at ground level that means moisture-resistant carcass board rather than standard chipboard, and some thought about how easily the room could be dried and made good. Very little extra at the point of ordering, and it matters a great deal if water ever reaches it.

Upstairs, none of it applies.
