Lenton is mostly Victorian terraces, and most of them are let. That makes the realistic customer here a landlord rather than a homeowner, so this page is written for that.

Fitted furniture in a let property
The economics are different from a family home, and so is the specification.
It cannot be removed or damaged the same way. A fitted wardrobe cannot be dragged across the floor, scraped along the wall, or taken when a tenant leaves. That alone changes the maintenance profile over a ten-year hold.
The failure points are runners and hinges. They take more use and more abuse in a let than anywhere else, and they are the first thing to go. Worth over-specifying rather than under — replacing a drawer runner between tenancies costs more in void time than the better part cost in the first place.
Finish matters for cleaning, not for looks. Melamine and laminate survive the cleaning products used between tenancies. Painted finishes do not, and they show every mark.
Sliding doors have fewer parts sticking out to catch and break than hinged ones, which in a small room with heavy turnover is a practical advantage.

Narrow rooms, high ceilings, a chimney breast with two unequal alcoves, and a box room over the stairs in almost every house.
The height is the opportunity even in a let — floor-to-ceiling units recover close to a metre of otherwise dead wall as a full extra shelf, and in a room where a tenant is living in a single space rather than a whole house, storage capacity is a genuine letting advantage.
The box room is the other one. A fitted run with sideways hanging — rail front to back rather than across — plus drawers beneath turns it from marginal into a properly lettable single room.

The same construction logic applies, with painted finishes and mirrored or glass doors available where durability is less of a priority.
Lenton is dense Victorian terracing, very heavily converted to student housing, alongside remaining owner-occupied stock. For most properties here the brief is durability and turnaround rather than luxury.
That means robust hardware, surfaces that survive repeated tenancies, and a design with fewer parts to fail or go missing between lets.
In an HMO bedroom the fitted run has to do more than hang clothes — it usually carries the desk space, the drawers and the only storage in the room.
Building it in one piece and fixing it to the structure removes the freestanding furniture that gets damaged and replaced every couple of years.
