Bathrooms Awsworth
Awsworth is a former mining village of around two thousand people between Ilkeston and Nuthall, with brick terraces and semis, postwar estate housing and a modest amount of modern infill.
We fit bathrooms across the village from our showroom on Derby Road in Stapleford, four miles south, about eleven minutes.
The terraces and older semis
The bathroom in these was added later rather than built in — usually over a rear outrigger or carved out of a small bedroom. Narrow, one external wall, small window.
A run of fitted furniture along the longer wall with the WC boxed into it, and the shower at the far end, uses that shape properly. Trying to place a conventional suite in a room that narrow leaves you edging round the bath.
The older stock here is largely solid brick rather than cavity. That means a bathroom on an external wall runs colder and shows condensation sooner, and insulated backer board behind the tiling is usually worth including — far cheaper during the work than afterwards.

Awsworth’s brick terraces and semis were built for colliery families, and the bathroom was rarely part of the original plan. In the older stock it has usually been carved out of a bedroom or added over a rear extension.
Where it sits over an extension, the floor is the thing to check. Older rear additions were not always built to carry the loads a modern bathroom imposes, and a full bath is a significant point load once it has water and a person in it.
A 1700mm bath holds around 200 litres. With a bather that is roughly a quarter of a tonne concentrated on four feet.
On a suspended timber floor we check the joist direction and span before specifying, and where needed we add noggins or a spreader. It is a cheap thing to do during the work and an expensive thing to discover afterwards.

The postwar housing
Squarer rooms upstairs, part of the original build, and frequently a separate WC next door. Knocking the two together is the best single improvement available in this stock and is generally a stud wall rather than anything structural.
Ventilation
Extraction ducted properly to the outside, on a run-on timer. Without it the moisture goes into the plaster and the paint lifts within two winters, usually on the wall furthest from the window.
Ducted into a loft void it does nothing, and that remains the commonest fault we find in bathrooms of this age.

Water pressure
A fair amount of the older housing here is still gravity-fed from a tank in the loft, which means pressure at the shower head depends on how far below the tank it sits. First-floor showers often deliver less than people expect regardless of what is on the wall.
Worth establishing before a shower is chosen — the answer might be a pump, a different type of shower, or a change to the system, and all three are much cheaper decided before the tiling.
