Risley is a small village of a few hundred people, and it is three miles from our showroom — closer than most of the towns we cover.
That is worth something practical. A survey the same week rather than a slot weeks out, and if something needs adjusting on fitting day the workshop is ten minutes away rather than an hour.
The housing
Older stone and brick property along the main road, some substantial period houses, and a limited amount of later infill.
Bathrooms in the older buildings were carved out of something else — a box room, part of a bedroom — because nothing here was built with plumbing in the plan. That is why so few of them are a workable shape, and why standard furniture so rarely fits properly.
Fitted furniture follows what the wall actually does rather than sitting against it with a filler strip covering the gap. In a small room that matters twice over, because nothing is lost to dead space.

In the period property the usual constraints apply: irregular rooms, thick walls, and bathrooms retrofitted into spaces that were something else. Being nine minutes away means we can look at a room properly and come back without it being an expedition.
The larger houses here often have the floor area for a bath and a separate walk-in shower, which is the change that most improves a family bathroom.
A wet room needs a fall of around 1:50 to the drain across the wetted area, formed in the screed on a solid floor or with a pre-formed tray between joists on timber. Flat floors and good intentions do not drain.

What comes up in period property
Ventilation, first and most often. Solid walls, small windows, and no natural air movement once modern glazing is in. Extraction ducted properly to the outside on a run-on timer, or the moisture goes into the plaster and the paint lifts within two winters. Ducting into a loft void is not a solution.
Floor structure, if a cast-iron or freestanding bath is on the list. Full of water and a person it is a serious point load, and older joists frequently want checking. Not a reason to avoid one — a reason to find out before it is ordered.
Unused height above a standard vanity, which in these rooms is often substantial and is the cheapest storage available if it is built into.

Regular rooms, straight walls, straightforward plumbing. Wall-hung furniture suits these, and needs a frame fixed back to something structural.
