It very rarely prevents a bathroom being fitted. It regularly changes where the extraction runs and how it is terminated. The sensible order is to establish a specific property’s status first, then design around it, rather than the other way round.

Inside, the usual period characteristics: thick walls, ceilings that change height from room to room, floors that have settled, and a bathroom that was almost certainly carved out of a room intended for something else.

Fitted furniture is the practical answer, because it can be scribed to walls that are not straight rather than sat against them with a filler panel covering the gap. Where there is unused height above a standard vanity, building up into it turns a basin unit into real storage.

Extraction ducted properly to the outside, on a run-on timer. Without it the moisture goes into the plaster and the paint lifts within a couple of winters. Where an external vent is constrained by the building’s status, there are usually alternative routes — but they need designing in rather than improvising at the end.

The village sits close to the Trent, so for anything at ground level moisture-resistant carcass board rather than standard chipboard is a sensible specification. Very little extra at the point of ordering.
