Bathrooms Shardlow
Shardlow is one of the best-preserved inland canal ports in the country, and a good deal of its Georgian warehouse stock has been converted to housing. That makes it the most architecturally distinctive place we cover, and the most interesting to fit bathrooms in.
We work across the village and the surrounding South Derbyshire settlements from our showroom on Derby Road in Stapleford, ten miles east, about twenty-three minutes.
Warehouse conversions
These are not like other houses and they should not be specified like other houses.
Ceilings are often very high, floors are frequently timber over substantial structure, and the windows are where the original openings were rather than where a bathroom would want them. Internal walls are sometimes later partitions and sometimes original brick a foot thick, and which one you are fixing to changes everything about how furniture is mounted.
The high ceilings are the opportunity. There is usually a great deal of unused wall above a standard vanity, and building up into it turns a basin unit into full-height storage — worth far more in a converted space than any decorative detail.
Wall-hung furniture needs a frame fixed back to something structural. In a conversion, establishing what is behind the plasterboard is the first job, not an afterthought.

Shardlow is a historic canal port on the Trent and Mersey, with Georgian warehouses and period brick property, much of it converted, plus later housing.
Warehouse conversions are their own category. Large volumes, exposed structure, and services that have to be run a long way from where they enter the building. A bathroom in one is usually built as a box within a space rather than fitted into an existing room.
In a converted building with hard surfaces and large volumes, waste pipes are audible in a way they never are in a house. Acoustic lagging on the soil pipe and boxing filled rather than hollow makes a real difference.
It is a small cost during the work and effectively impossible to add afterwards.
Shardlow falls under South Derbyshire District Council, and much of the village is of historic interest, worth confirming a property’s status early. Twenty-three minutes to Stapleford.

Consent
Much of Shardlow’s canal-side stock is likely to be listed or within a protected setting. Where a property is, alterations affecting the fabric can need consent from South Derbyshire District Council — including a new extract vent through a visible elevation, and sometimes internal changes too.
It rarely stops a bathroom. It regularly decides where the extraction can run, so it wants establishing before a layout is drawn rather than after.

Ventilation and the canal
Solid walls, restricted options for external vents, and a damp setting beside the water. Extraction ducted properly to the outside on a run-on timer is not optional here — without it the moisture goes into the plaster and the paint lifts within two winters.
For any ground-floor bathroom close to the canal, moisture-resistant carcass board rather than standard chipboard is a sensible specification.
