Bathrooms Diseworth

Diseworth is a small historic village in Leicestershire, near Castle Donington, with a DE postcode that regularly confuses people into thinking it is Derbyshire.

The housing is period stone and brick — cottages and farmhouses with low ceilings, thick walls and wall lines that have never been straight — with a limited amount of modern infill. None of these buildings were designed with a bathroom in them. Every one is a conversion of something else — a box room, part of a bedroom, the end of a landing — which is why so few are a workable shape and why standard furniture rarely fits properly.

Fitted furniture is the sensible answer. It can be scribed to what the wall actually does rather than sat against it with a filler strip hiding the gap, and in a small room that matters twice over: nothing is lost to dead space.

Low ceilings are the other constant. They rule out some tall storage but they also make the room easier to heat and, where a section slopes under the roof, that area is usable for low-level storage rather than wasted.

Upstairs, that often combines with a sloping roof over part of the room. Head height where you stand in the shower is the governing dimension, and it frequently dictates a layout that has nothing to do with where the existing plumbing sits.

Chasing pipework into a solid stone wall is slow, messy and sometimes not possible at all. The alternative is a stud wall built in front, which loses perhaps 100mm of room but gives a flat surface to tile and a void to run services in.

In an old cottage that is very often the better answer, and it makes a wall-hung WC or vanity possible where the original wall never would.

Diseworth sits in North West Leicestershire. Much of the older village stock may be listed, so a property’s status is worth confirming before planning anything that alters the fabric.

In a village of this age, listed status is common. Where a property is listed, alterations affecting the fabric can need consent from North West Leicestershire District Council — including a new extract vent through a visible elevation, which is the one people never expect.

It seldom stops a bathroom. It regularly changes where the extraction runs and how it terminates, so it is worth establishing before anything is ordered rather than after.

Ventilation

Solid walls, small windows, and no natural ventilation to speak of once modern glazing is in. Extraction ducted properly to the outside, on a run-on timer, or the plaster takes the moisture and the paint lifts within two winters.

Where an external termination is constrained by the building’s status, there are alternative routes — but they have to be designed in.
