In the period property the constraints are the familiar ones: irregular rooms, thick walls, limited head height upstairs. In the modern estate housing none of that applies, and the design question becomes what to do with the space rather than how to work round the building.
Electric underfloor heating under a tiled floor is a genuine improvement in a bathroom, because a tiled floor is otherwise the coldest surface you stand on.
It works best under porcelain or stone and it needs to go in as part of the floor build-up, not afterwards. If the floor is coming up anyway, it is the cheapest it will ever be to install.

In a historic town centre, external alterations can need consent, and that includes things people do not anticipate, such as a new extract vent through a visible elevation. It rarely stops a bathroom; it regularly changes where the extraction runs. Worth establishing a specific property’s status early.
Ventilation in solid-walled period property is the single thing most worth getting right. Without extraction ducted properly to the outside, moisture goes into the plaster and the paint lifts within two winters.

The newer estates
Castle Donington has had substantial modern development. Regular rooms, straight walls, family bathroom plus en-suite in most houses.
Wall-hung furniture suits these and looks right — the floor running underneath makes a modest room feel larger — and it needs a frame fixed back to something structural, which in a stud wall means opening it up for noggins.
En-suites are the harder problem: small, frequently internal with no window. Extractor on a run-on timer ducted to an outside wall is what keeps them pleasant.
