Ockbrook has something almost no other village around here does: a Moravian settlement, built in the eighteenth century and still standing as a distinct group of buildings within the village.
That matters practically as well as historically. Property of that age and significance frequently carries listed status, and where it does, alterations affecting the fabric can need consent from Erewash Borough Council — including a new extract vent through a visible elevation, which is the one nobody anticipates.
It rarely prevents a bathroom being fitted. It regularly changes where the extraction runs and how it terminates. Worth establishing a specific property’s status before anything is ordered, not after.

Ockbrook has a notable Moravian settlement and a core of period stone and brick, with postwar and modern housing beyond it.
In the historic centre the buildings are of real architectural interest, and a bathroom in one of them is an exercise in restraint, keeping alterations reversible, keeping services surface-run or in a stud void rather than chased into historic fabric, and accepting the room’s shape rather than fighting it.
In solid stone or thick brick, running pipework in a new stud wall built in front of the original is usually better than cutting into the wall itself. It loses around 100mm of floor, and it gives a flat true surface to tile and a void for the services.
In a historic building it has the further advantage of being reversible, which matters if the property is protected.
Over to Derby Road, Stapleford. Ockbrook falls under Erewash Borough Council, and conservation status is worth confirming in the older part of the village.

Thick stone and brick walls, ceilings that change height from room to room, floors that have settled, and a bathroom that was carved out of something else.
Fitted furniture is the practical answer because it follows walls that are not straight, rather than sitting against them with a filler strip covering the gap. Where there is unused height above a standard vanity — common in these buildings — building up into it turns a basin unit into genuine storage.
Ventilation is the priority in solid-walled property. Extraction ducted properly to the outside, on a run-on timer. Without it the plaster takes the moisture and the paint lifts within two winters. Where an external termination is constrained by a building’s status, there are alternative routes, but they need designing in rather than improvising at the end.

The later housing
Postwar and modern property around the village core has regular rooms, straight walls and straightforward plumbing. Wall-hung furniture suits these and needs a frame fixed back to something structural — in a stud wall, opening it up for noggins.
