Bathrooms East Leake

East Leake has an LE postcode and is in Nottinghamshire, which catches people out often enough to be worth clearing up. It is a Rushcliffe village, south of Ruddington, and it has grown a great deal — an older core with period cottages, surrounded by extensive modern estate development.

East Leake has an older core with period cottages and a great deal of modern estate development around it, and the two need entirely different approaches.

In the modern housing the bathrooms are regular, the floors are level and often solid concrete rather than timber, and almost anything is straightforward. In the older core the usual period constraints apply, and the design has to start from the building rather than the catalogue.

A concrete floor rules out dropping a wet room tray between joists, but it makes forming a fall in screed straightforward and it will carry any load you put on it without question.

It also makes electric underfloor heating simple. If the floor is being taken up anyway, that is the moment to decide.

The modern estates

This is the bulk of East Leake now. Regular rooms, straight walls, modern plumbing, and in most houses a family bathroom plus at least one en-suite.

The family bathroom generally has enough floor area to separate the bath and the shower rather than compromising with one over the other, which is worth doing where the space allows.

The en-suite is the harder job. Small, frequently internal with no window, and ventilation decides whether it stays pleasant or turns damp within a year. An extractor on a run-on timer ducted to an outside wall — ducted into a loft void it achieves nothing, and that remains the commonest fault we find.

Wall-hung furniture suits this housing and looks right in it. It needs a frame fixed back to something structural, which in a stud wall means opening it up and adding noggins.

The older core

Period cottages with thicker walls, ceilings that vary and floors that have settled. The bathroom is a conversion of something else, which is why so few are a workable shape.

Fitted furniture follows what the wall actually does rather than sitting against it with a filler panel hiding the gap. There is usually unused height above a standard vanity worth building into, and ventilation matters more here than any finish decision.
